NOMA, an £800 million, 20 acre regeneration scheme in Manchester, is redefining sustainable urban development in the North West.

This 11 storey, 200,000ft² building, completed in early 2023, is already setting new industry benchmarks:

 

  • First building in central Manchester to receive a NABERS UK Design for Performance target rating of Five Stars.
  • Designed with BREEAM Outstanding, EPC A, Fitwel 2 Star, WiredScore Platinum, and ActiveScore Platinum accreditation.
  • Net Zero in operation, powered exclusively by renewable electricity; includes air source heat pumps, rooftop PV, and a smart enabled Building Management System for real-time energy, air, and climate monitoring.
  • Health and wellbeing features include a wellness suite, business lounges, bike storage (212 spaces), 26 EV charging bays, and terrace / communal spaces. Users benefit from a downloadable app offering contactless access, lift calls, energy metrics, air quality data, and more.

2 & 3 Angel Square

Poised to join One and Four, these next generation offices are under construction:

 

  • Combined delivering ~440,000ft² of Grade A workspace, targeting BREEAM Outstanding, NABERS 5 Stars (even cited a target of 5.5), Fitwel (2 or 3 stars), ActiveScore Platinum, and WiredScore Platinum.
  • Operationally net zero carbon with significantly reduced embodied carbon, integrating high performance glazing, airtight construction, thermal zoning, adaptable design for longevity and recycling, and circular economy principles.
  • Public realm design incorporates garden terraces, water features and connectivity between NOMA’s communal spaces, all with wellbeing and sustainability in mind.
